For client Stephen Ward, the Bayview Houses project presented a unique and complex BCAR challenge. It involved the refurbishment of a protected structure, a coach house conversion, and the construction of a new 54-unit apartment building. Our on-the-ground team meticulously managed the BCAR process for each element. This included:

  • Protected Structure & Coach House: We ensured that the refurbishment and conversion work respected the integrity of the protected structure while still meeting modern safety and accessibility standards. Our inspections verified that all works were compliant, balancing heritage preservation with contemporary regulations.

  • New Apartment Building: The new 54-apartment block, rising to five storeys, required comprehensive BCAR oversight. Our staff were a regular presence on-site, verifying everything from fire safety systems and structural integrity to the thermal performance of the building envelope, ensuring every apartment was compliant and safe for future residents.

Taylor Hill, Balbriggan & Kilmartin Grove, Dublin 15: Delivering Quality Homes for Glenveagh


Working with Glenveagh Homes, ENX Engineering provided full BCAR services for two significant residential developments: Taylor Hill and Kilmartin Grove.

  • Taylor Hill, Balbriggan: This project involved the construction of 25 new homes. Our on-the-ground team worked closely with Glenveagh's site staff to ensure every one of the two, three, and four-bedroom homes met the high standards of BCAR. Our inspections covered all aspects of the build, guaranteeing that the homes were not only aesthetically pleasing but also structurally sound and compliant with all relevant Building Regulations.

  • Kilmartin Grove, Dublin 15: For this project, we certified 36 affordable homes, comprising 22 two-bedroom and 14 three-bedroom units. Our BCAR service was essential in verifying that these homes, delivered in partnership with Fingal County Council, met all regulatory requirements. Our regular site visits ensured that the project maintained quality and compliance throughout the construction phase, from initial groundworks to final completion, guaranteeing a safe and high-quality living environment for the new residents.
